If you’ve spent any time searching for condos in Carpinteria, you already know—every complex has its own personality. Some feel like beach cottages, some feel like full-on homes, and others are all about location.
Here’s a breakdown of the larger condo communities (roughly 25+ units), split by beach side vs. mountain side of the freeway.
🌊 Beach Side of the Freeway
Beachwalk
Located on the corner of Linden Ave & Sawyer, Beachwalk is one of the most architecturally appealing complexes in town—designed by locally renowned architect Barry Berkus.
Amenities include a pool
3 floor plans (true 3-bed is very rare—only a few exist)
2 bed / 1.5 bath single-level units (upstairs or downstairs)
2 bed / 2 bath + loft (these are known for incredible natural light)
Detached garages only
Super walkable—close to town, shops, and the beach
Beach Grove
Tucked up against the Salt Marsh on the west end of town, this Cape Cod-style community has a really special feel.
Amenities include a pool
2 or 3 bedroom layouts (most with both bedrooms upstairs & en-suite)
2.5 bathrooms
Some units have garages, others carports
Direct walking access through the Salt Marsh to the beach
Bonus: just a stone’s throw from one of my favorite local spots, Delgados Restaurant
Puerta Del Mar
Also on the west side along Carpinteria Ave (freeway side).
Amenities include a hot tub
Low turnover—typically 1–2 sales per year
Located just across from Carpinteria “Row” with fun spots like The Apiary, Rori's Artisanal Creamery, and Brew Lab
Worth noting: freeway noise can be a factor depending on the unit
Estuary Condos
Overlooking the Salt Marsh—this one is simple: all about the views.
2- and 3-bedroom units
Attached 1–2 car garages + additional parking
Smaller complex → listings don’t come up often
Singing Springs & Creekwind
Located at the end of 8th Street near the footbridge to Concha Loma.
No garages
Some units offer views of the creek and eucalyptus grove
Most units do not have in-unit laundry
Several shared laundry rooms are scattered throughout the complex
These can feel a bit more like apartment-style living, but in my experience the people who live here are friendly
Singing Springs also offers a clubhouse with a pool table
One of my favorite perks: you can walk across our charming footbridge and be at the locals’ “Jellybowl” beach in just a few minutes
⛰️ Mountain Side of the Freeway
Polo Field Condos
Right by the polo fields near Padaro Lane.
Amenities include a pool
1-, 2-, and some 3-bedroom units
Three-story buildings
Some units have beautiful ocean views
Some units do not have in-unit laundry (there are community laundry rooms)
No garages
Note: Polo Club membership is not included
Catlin Circle
Off Santa Ynez—these truly feel more like homes than condos.
No pool
Typically 3 bed / 1.5 bath
Two-story layouts
Attached garages
Very family-oriented
Across from Memorial Park + easy ride into town
Franciscan Court
Near Santa Claus Lane, Mediterranean-style and very family-friendly.
Amenities include a park, pool, and spa
Mix of layouts
Larger units: 2-story with attached garages
Smaller units: single-level (upstairs or downstairs) with detached garages
Close to Santa Claus Lane beach
Some units near the front of the complex may experience freeway noise
Sea House (Newer Development)
A newer community off Cravens Lane with a mix of product types.
No traditional shared amenities
Community garden (great added touch)
Mix of single-family homes and condos
Some units are quite large (over 2,000 square feet)
Modern construction and design
Near Franciscan Court & The Villas
The Villas
Neighboring Sea House—more of a PUD feel.
Amenities include a pool and spa
3 bed / 2.5 bath
Two-story
Attached garages
Well-maintained with a very meticulous HOA
Villa Del Mar
One of the largest condo communities in Carpinteria, located on the eastern side of town (toward Ventura) off Bailard.
Close to the Carpinteria Nature Preserve and Monte Vista Park (home to the community’s only dog park)
3 main floor plans:
3 bed / 2.5 bath
3 bed / 1.5 bath
2 bed / 1 bath
All include a garage + carport
Older complex—condition varies widely
Casitas Village
Located just east of Villa Del Mar (toward Ventura), this is often considered one of the more entry-level condo options in Carpinteria.
All units are 2 bed / 1 bath
Cluster-style layout:
Each cluster has 4 units
1 upstairs unit + 1 split-level unit per side
Shared 2-car garages (each unit gets 1 garage space)
Shared laundry per cluster
Amenities include a pool
A great entry point into the Carpinteria market
Lagunitas
One of the newer developments off Bailard.
Mix of condos + single-family homes
Only amenity is the gorgeous greenbelt park—perfect for picnics, playing with kids, or just hanging out
Village Gardens
Right on Carpinteria Ave—centrally located and close to town.
Close proximity to shops, restaurants, and everyday conveniences
Mixed-use: some commercial offices face Carpinteria Avenue
All units open to shared green lawn space
Narrow, three-story layouts
Detached garages
Very community-oriented feel
🆕 New Development to Watch
There are also new condos being built near the Polo Club, with pricing starting around $1.89M. Construction is still underway, but this is one of the more exciting newer options for buyers wanting something fresh and close to the coast.

Every complex in Carpinteria offers something a little different—whether it’s walkability, views, garage space, or just overall vibe. That’s why I always tell buyers: it’s not just about the unit, it’s about the community it sits in.
